Heading to my beach place a week from tomorrow for a few weeks. I get to fix all the damage cause by renters over the summer. And there’s a LOT of damage this year.

@jerry Seems like in the FL Panhandle you have 2 months of traffic jams, 3 months of humidity and hurricanes, and 7 months of cold weather and renovations

@jerry Oh, and don’t get me started with snowbirds (2-3 month rental to a single couple). They rearrange the place to their liking. And have family over every week despite the special rates not allowing that.

So we no longer take snowbirds.

@bplein I am hoping our snowbirds don’t renew after next year. They aren’t terrible - certainly not as bad as the families of 8 or 10 that packed in over the month of July

@jerry I don’t even want to know what goes on inside when I’m not there. That’s one reason why we use a management company.

@bplein @jerry I was about this —><— close to agreeing to get a management company to rent out my Texas house when my mom moves out soon. Then I came across this exchange from two very reasonable people in my circles, and if owning a rental home gives you guys this much headache, I’m not cut out for it. MLS listing, here we come.

Anyone want a good deal on an underpriced 4 bed 2 bath in Hillsboro, TX? A few improvements would pump up the value big time but I’m moving on. Great location and an honest seller. 😉

@DXS @bplein I do use a rental company for mine, but they don’t fix the damaged walls, or broken curtains or replace damaged furniture. Mine is a short term vacation rental - usually for a week at a time. I am there quite often because I mainly bought it so I can work from the beach while my wife can enjoy the beach. And because of that, I am there often to fix those things on a regular basis. I think a long term rental would be different. The management company in that instance is going to handle the things that go wrong - broken toilets, etc, but when they move out, you’ll have some rehab to do before the next tenants arrive. I don’t think I would be up for that sort of rental, tbh. Mine is handy because it effectively pays for my vacation spot.

@jerry Between that and fighting the traffic back after doing hurricane prep, my family’s foray into a Florida beach house didn’t last long.

@DonnaG understandable. Ours has been hit by two hurricanes and 3 tornadoes in the 2.5 years we’ve owned it. The insurance on the building is getting out of hand.

@jerry Opal. We didn’t sustain much damage but my dad nearly lost his mind going down and back to Atl, back to check, and back while working 80 hours a week.

@fumoh that’s how it goes. The renters this season were very hard on the unit, but renting it out effectively makes it pay for itself. But I have to keep it in show room shape regardless of what the renters do
